The path that i discovered to sell my house online that paid dividends.

Tuesday, August 19th, 2008

When you choose to sell your property online or buy online it is of value considering the following points. With a few of the more user responsive sites you are able to position the particulars of your private home sale directly onto the page that your property is being shown this means that if you are a bit of a night owl or work through out the day you are able to change your particulars as and when you feel like it rather than fitting in with the providers schedule. This ensures that you can edit your details at any time be it sizes, descriptions or more decisively the price of your property. Normally there is some form of waver saying that the information is purely provided by the client and doesn?t necessarily hold the full particulars.

When you are measuring up, make sure you give clear descripions of what measurement you are giving, from a buyers viewpoint it is always worth querying anything you are unsure of and most private sellers are more than happy to answer any questions. The website that a house is being publicised on will not have carried out a appraisal on the property and it will as a rule be upto the purchaser to have a surveyors report done on the house before exchanging contracts. Always use a qualified contractor to check the appliances and equipment in a house, this will allow you to discuss price if something is wrong. As a seller it is of value having any service information available to enable you to negotiate a better price. Make sure you involve a solicitor to look into all legal matters relating to the property (e.g. title, tenure, planning permission etc) as these are specialist issues that will not be looked at by websites. A solicitor also sorts out with the seller what things (e.g. carpets, curtains, fixtures & fittings, sheds etc) will or will not be included in the sale.
In other words, you should make sure for yourself all information before acting on it, in particular the current asking price, sizes of rooms, ownership, freehold, extent of refurbishments and any issues of definite consequence to you.

How to sell your house without Estate agents and the all those other fees that go with it.

Tuesday, August 19th, 2008

Selling and buying a house is a emotional decision. Selling your own house can be very rewarding, stimulating, and lots of fun. It is some work, but almost certainly not as much as you think. Estate agents often receive a commission somewhere in the range of 6% of the total cost, which can quickly amount to ?20,000 to ?30,000 on the completion of a nice home. When a property is sold, as in, house for sale by owner, you can frequently barter a lower price because there are no estate agent commissions to be taken from the sale.

Homeowners are beginning to realize that they have the power to sell their own property and keep more money in their pockets. When considering selling your own property you have to ask yourself some serious questions, and not get caught up, emotionally with the house you have lived in for a period of your life.

If you were a buyer, would you buy a house that you did not emotionally connect with to form a life within. If your response is no, then you might have to look at what you might do to your house to make it more presentable to potential buyers. Clean and polish all surfaces that might collect dust. Remove and place away any individual items that detract from the overall look. Clean the windows inside and out to bring in more light. Cleaning and preparing your house for a home visit is only a part of your work. Some prospective buyers like to drive past, and rely on that first impression.

I feel we have become a little complacent in our quest for convenience we seem to willingly bestow away a years wages to somebody that has just turned up at your house walked around it, taken a few photographs and measurements and then gone back and sat in an office and posted up some facts in their window, the local paper and internet. All of this you can do yourself in a weekend. ?20,000 or a weekends work????? I know what option I prefer, are you aware that you can do it on your own behalf, just search the web and make an informed choice. By using search phrases such as Sell my flat, Sell my house and sell my house online you can find excellent resources to sell your house, for sale by owner.
